The Challenges

In this project, Sun Hung Kai Faces the same problems as other projects in terms of workflow: Design information is shared in an inefficient way; and uncertainty regarding how to make BIM a good platform for sharing information among the project team.

The Solutions

The project team opted to build a bridge for communication between BIM and designers, engineers and contractors. The BIM models would be shared to multi-disciplinary project stakeholders, and better communication would be employed to connect with them.

The designers, engineers and contractors used the models to review their designs, find conflicts and extract useful data. The BIM models also could be improved, or their quality could be validated, by the stakeholders.

The Benefits

We promote BIM by utilising the model with Autodesk simulation software to run the same simulations in the project; the process is more interactive and the result is more user-friendly and trivial for the project team.

The Challenges

A sophisticated data centre of this kind requires a large scale MEP network which is carefully designed, coordinated and constructed in order to provide fast broadband access, high fault-tolerance and minimal down-time as well as precise indoor environmental contract.

Also, to meet the market demand for high-tier data centres as swiftly as possible, MEGA Plus is to be constructed within 24 months, by mid-2017. To achieve the aims, vast amounts of design and construction information must be rapidly retrievable and efficiently coordinated amount the Project Team anytime and anywhere.

The Solutions

Together with BIM data, on-site construction and inspection information are centralised on the web, to provide a one-stop platform enabling the Project Team to be promptly updated of the latest site progerss and facilitate decision making regardign future works planning. 

On-site information such as site photos and inspection details can be recorded in real-time into the centralised database, and associated with BIM model geometries that can be viewed simultaneously through a web-based BIM model viewer.

The Benefits

BIM-centric submissions and inspections enable better and efficient coordination in the Project Team. The team is better informed regarding the site progress, and therefore can make quicker response to amendments to the construction programme.

Also, less manpower was used to process huge amounts of inspection details and reports, freeing resources for even better coordination of designs and ideas. Inspection details are inputted at the inspection scene, which minimises time-lags for information and progress sharing between parties.

Comprehensive infrastructure for BIM

The Housing Authority is unusual in Hong Kong for having a strong bim strategy, with management ensuring all the necessary infrastructure is in place. This includes a BIM project Steering Commitee for strategic planning, a BIM Working group focusing on specific implementation and technical details, and a BIM service Team that support project teams and nurtures in-house BIM experts.

The Housing Authrority’s Feasibility Study Team finds BIM indispensable for potential site assessment and feasibility studies, as well as for visual impact analysis. BIM is especially useful at the scheme design stage, especially for projects with complex site conditions and topography with significant level changes.

BIMplementation rooms and harmonious environments

Forida Limited participated in a recent Housing Authority projects involving successful use of BIM include the Tung Tau Cottage Area East in north Kowloon. This was a pilot project for BIM, which was employed from feasibility studies to the post-completion stage, delivering benefits such as improved efficiency and reduced abortive works, with perhaps eight days less reworking required than if traditional culture of work had been used.

The BIM model was created by Ray Lau, BIM Engineering of Forida Limited. By combining designs from the architect, engineers and landscape architect. “All components in the BIM model have genuine dimensions,” he says. “We included the various building services in the small area, and modelled the retaining wall.”

After the BIM model was first build, Ray used it to help to project the costs of the materials for the planter walls. The resulting figure was significantly over budget. The project team worked to streamline the design in the BIM model, and within a month achieved a 40% reduction in the concrete volume and formwork needed.

Impressive benefits of BIM

The project team is impressed by the ways in which the BIM model has performed, and delivered impressive results.

Ray Lau demonstrated a “walkthrough” animation he created from the BIM model, showing how the completed project will look. It resembles a guided tour, with an appearence recalling a realistic computer: you enter from Blue Pool Road, and pass the retaining wall with a water feature and greenery, before coming to a stop beside one of the houses. 

This is the first time Tysan has been involved in creating such a video.

The experience gained through the project will help with using BIM in future, with sufficient time at the project commencement stage, Hsin Chong may first create 3D models, and then output coordinated 2D drawings for front line people use.”
